Access RTC Services
In the RTC Services section of the Karnataka Land Records portal, you can access several important services, including View RTC and MR, Khata Extract, RTC Information, I-RTC, and Wallet.
Below, we've provided a guide on how to access each of these services.
View RTC (Pahani) Current Year/Old Year
RTC (Record of Rights, Tenancy, and Crops), also known as Pahani, is a key land document in Karnataka, India. It includes details like:
- Landowner details
- Type of land
- Land area
- Water rate
- Soil type
- Flood areas
- Land use classification (agricultural, commercial, non-agricultural residential flood area)
- Nature of possession
- Liabilities (e.g., bank loans)
- Tenancy information
- Crops grown on the land
To view your RTC (Pahani) records for either the current year or a past year, follow these steps:
- Go to the Lands Record Karnataka (https://landrecords.karnataka.gov.in/) homepage and click on View RTC and MR.
- On the Records of Rights, Tenancy & Crops(RTC) Form 16 | Mutation Register | Mutation Status, page, choose whether you want to view the RTC for the Current Year or an Old Year.
- Select your District, Taluk, Hobli, Village, and Survey Number, then click Go.
- Enter your Surnoc, Hissa No, Period, and Year, then click Fetch Details.
- Review the displayed Owner Details and Land Details. If everything looks correct, click View.
- Your RTC (Bhoomi Pahani) Details will appear on the screen, showing information about the land, owner, and other relevant details.
To check the mutation status, choose the ‘Mutation Status’ option on the View RTC or MR page. Enter your District, Taluk, Hobli, Village, Survey Number, Surnoc Number, and Hissa Number to see the status of your Mutation Application. |
The RTC document is typically issued in hectares or acres for village lands and includes the signatures of the Tahsildar or Deputy Tahsildar.
View Khata Extract
Citizens can view the Khata extract by providing the Khata number. Follow the steps below:
- Choose View Khata Extract option on the homepage.
- Select Search By Khata Number or Search By Survey Number.
- Enter required details like - District, Taluk, Hobli, Village and Khata No.
After entering the details, click on the Get Report button.
View RTC Information
- Choose the View RTC Information option on the homepage.
You can view RTC information by searching land records using the following methods:
- Survey Number
- Owner's Name
- Registration Number/Date
- Enter your District, Hobli, Taluk, Village, and Survey Number details.
- Once you've filled in the information, click ‘Fetch Details’ to view the land details in the RTC.

View I-RTC
- Visit the Karnataka Online Land Records portal and click on the i-RTC option.
- Select ‘Login as Guest’ and enter your name, mobile number, email ID, and Aadhaar number. Then, click ‘Proceed’.
- On the next page, fill in your District, Taluk, Hobli, Village, Survey Number, Surnoc, Hissa Number, and Validity RTC. Click ‘Fetch Details’ to view the land records.
- To view RTC, click ‘View RTC’, then select ‘Pay and Download’. The fee is Rs. 10. After payment, you can download the RTC in PDF format.

View Revenue Maps
- Select the Revenue Map option from the homepage under the Survey [SSLR] Services section, to view village map, BBMP Maps and maps of lakes.
- Enter the details for your District, Taluk, Hobli, and Map Type.
- A list of revenue maps will appear.
- Click the PDF icon to view and download the land map.
BBMP maps are detailed maps provided by the Bruhat Bengaluru Mahanagara Palike (BBMP), the governing body of Bengaluru. These maps show the layout and boundaries of properties, roads, and other infrastructure within the city. They are used for property assessment, tax purposes, and urban planning in Bengaluru. |
